Start of the Game[]
Each player starts with 30 coins, consisting of five "1" coins and five "5" coins. Each player will pick their Mario-themed token and puts it on GO.
Bowser starts in Free Parking.
Shuffle the Bowser's Fury and the Question Block cards, and place them facedown on their corresponding card draw decks.
Put the Location (Properties) Title Deed cards near their own corresponding board spaces just outside of the game board. These cards will be placed faceup (showing the picture of a location) at the start of the game.
- In the facedown side of each location, it has “GAME OVER” shown and Bowser pictured.
Gameplay and Rules[]
Gameplay and rules are similar to traditional Monopoly, but there are some major differences.
There are only 16 properties instead of the usual 28; there are no railroads or utilities in this game, only "streets". There are no houses or hotels to build. Only a complete color set will increase rent. These properties can be affected if Bowser lands on them.
Bowser is goes around the board as a non-playable and antagonist character. He moves according to only the black die. He will do his own villainous ways to hurt players and properties.
Steps in a Player's Turn[]
When it is a player’s turn, they must follow these steps in order.
- If you have any locations that are in GAME OVER, you can continue any of them by paying 1 coin per continue.
- Roll both dice.
- Bowser moves first according to the black die with red pips.
- When he passes a player, that player will lose 1 coin.
- When he lands on a player, that player must battle Bowser.
- That player will select another player to team up and fight against Bowser.
- Move your own token according to both dice (not only the red die with white pips). Follow the rules of a board space that you have landed on.
- Your turn ends. Pass the dice to another player on your left.
- However, if you roll doubles, you will take another turn and repeat Steps 1-4.
- If you roll doubles three times in a row, you must go to Jail on your 3rd turn. Do not do anything else (Bowser will not move).
- However, if you roll doubles, you will take another turn and repeat Steps 1-4.
Bowser[]

Bowser (with his own token)
After a player has rolled both dice, Bowser will move first according to only the black die (w/ red pips). He will move before you move. He will do evil things to players and to locations.
- When Bowser simply passes a player (but not landing on that player’s current board space), that player pays 1 coin for being attacked by Bowser.
- When a player passes Bowser (but not with him on a same board space), they will not lose any coins and they cannot battle against him.
- When Bowser lands on a location, it will be GAME OVER for that location.
- When a location is in GAME OVER, no rent is collected.
- You can CONTINUE (removing GAME OVER) by paying 1 coin.
- When Bowser lands on a board space that has a player on it, that player has to battle against Bowser.
- Same thing happens when a player lands on a board space where Bowser is standing.
- You must pick another player to team up with to battle with Bowser.
- Both dice must be rolled, but each player will roll only one die.
- If the total is 7 or higher, you win and there are rewards given.
- You and your teammate will receive 2 coins.
- Bowser will be placed on the GO corner space. He will be inactive, so he must stay there for a certain duration.
- When all players have completed their next turn, Bowser will be active again after your next turn.
- When Bowser is active, he will move.
- If the total is 6 or lower, you lose and Bowser wins.
- You go directly to Jail, but your teammate will stay where they are.
- Bowser will stay where he is, and he will move on another player's next turn.
- If the total is 7 or higher, you win and there are rewards given.
- Both dice must be rolled, but each player will roll only one die.
Locations (Properties)[]
Locations are the places seen in the movie. Most of these locations are located in the Mushroom Kingdom (one of Nintendo’s franchise universe). There are 16 of them. Players can own these locations in order to collect rent from other players.
Buy or Auction[]
When you land on a location that is unowned (indicating by the Title Deed card placed on the board), you can either buy it or auction it.
- You CANNOT decline both options, so you must choose one of them.
- Even though you land on a location that is in GAME OVER (indicating on the black side of its Title Deed card, you actually can but you still MUST either buy it or auction it.
If you want to buy it (and have enough coins), pay the price shown on that location’s board space. Take the Title Deed card with you with the same side (do not flip from GAME OVER to active, and vice versa).
- If the card you take is in GAME OVER currently, you take that card with the GAME OVER side.
If you do not want to buy it (not having enough coins is the most common reason), you must auction that location.
- Auction will start. Anybody (including a player that lands on a location) can start bidding as little as 1 coin (regardless of a location’s purchase price). A bid can increase as little as 1 coin. Players can keep on bidding until nobody is bidding anymore. When an auction ends, the highest bidder will pay an amount according to the highest bid in that auction and he/she will take the Title Deed card with the same side (he/she cannot flip that card).
Color Set[]
When you get and own 2 locations of a same color, you own and complete a color set.
This is advantageous for 2 reasons:
- You can collect twice the usual rent for each location of a completed color set.
- A completed color set will provide some sort of protection to both locations so that Bowser CANNOT make any of these locations a GAME OVER.
Rent[]
You can collect rent on your own location as long as it is not in GAME OVER.
- Your Title Deed has to be faceup with the picture of a location shown currently. It shows the amounts of rent.
When someone else lands on your location that you own, you ask them to pay a correct amount of rent to you.
- You will lose this opportunity when a next player rolls the dice, so DON'T forget to ask.
You can collect double the rent of your completed color set’s location.
If your location is in GAME OVER (its Title Deed card is on the black backside with Bowser pictured on it), you cannot collect rent.
- When you start your turn, you can pay 1 coin to continue so that you are able to collect rent from a location. Flip back to the regular side (with the picture of the location of your Title Deed card.
GAME OVER (Location)[]
When Bowser lands on a location, he puts that location into GAME OVER.
If unowned, flip that location’s Title Deed card to the black backside with Bowser pictured on it.
If a player owns that location, they must flip that location’s Title Deed card to the backside. They must keep it GAME OVER until they pay to continue.
While a location is in GAME OVER, no rent can be collected by the owner.
When an unowned location is in GAME OVER, however, a player can still buy or auction that location. Once a player gets that location, they must keep the card on the same side.
An owner of a location can continue. A continue will get a location to be back to normal. Once it has a right to continue, its Title Deed card will flip back to the frontside with the picture of a location. An owner has to wait for their turn. Once it’s their turn but before rolling the dice, they can continue a location by paying 1 coin.
- If they have multiple locations that are in GAME OVER, they can continue one, some, or all of them in their single turn.
Board Spaces[]
GO[]
When you reach this corner space, you receive 2 coins.
When Bowser is defeated by any 2 players teamed up (rolling a 7 or higher), he is placed besides the GO space (not necessarily on it) for inactivity for a while.
While he is inactive in the GO space, he cannot move according to the black die (or according to his own Bowser’s Fury cards), battle against the players, and harassing players for them to lose 1 coin.
After all the players have taken and completed their next turn (including the same turn for a player who has initiated in battling Bowser), Bowser is on the GO space and rejoins the game to do his evil ways once again.
Free Parking[]
If you land on this corner space, you do not receive anything. However, you have protection from Bowser’s evil ways.
- When he passes you while you’re in Free Parking, you don’t get attacked by him so that you don’t pay 1 coin.
- When he lands you or you land on him on Free Parking, you do not have to battle him.
Bowser starts on Free Parking at the beginning of a game.
Go to Jail[]
When you land on this corner space, immediately put your token into the Jail section on the opposite corner space.
- Even though you roll a double, you cannot take another turn.
Bowser can land on this corner space, but he cannot go to Jail.
Jail / Just Visiting[]
If you are coming from the 1st side of the board, you land and pass the “Just Visiting” area of this corner space.
Bowser can only go to the “Just Visiting” area, so he cannot go to Jail.
For players that are currently in Jail, they cannot be attacked by Bowser and lose 1 coin. Bowser cannot fight against any players in Jail.
Getting out of Jail while Bowser is standing in “Just Visiting” will not trigger a battle against him, so a player can only pass Bowser when getting out.
When another player lands on Bowser anywhere else (or Bowser lands on that player) and that player chooses you to battle Bowser while you are currently in Jail, you and that player have to battle Bowser.
Super Star[]
Roll any one die. A number rolled is the number of coins you will receive.
There is only 1 Super Star board space. It’s located 2 spaces after Jail / Just Visiting.
Piranha Plant[]
Roll any one die. A number rolled is the number of coins you lose.
There is only 1 Piranha Plant board space. It’s located 2 spaces before GO and in-between the 2 dark blue locations.
- This is a lot like Luxury Tax in regular Monopoly because it’s also 2 spaces before GO and in-between 2 dark blue properties.
Question Block ("?" Block)[]
When you land on this board space, pick up only the top “Question Block” card and do on what it says. After performing an action in that card, place it facedown on the bottom of the “Question Block” card draw deck.
- If you pick up the “Get Out of Jail Free” card, do not put it back but keep it for good use.
Most “Question Block” cards are beneficial, so they are a lot like “Community Chest” cards.
There are 3 such spaces, and they are all in-between the locations of a same color.
- Interestingly, this is the exact same number of spaces as the number of “Community Chest” board spaces in regular Monopoly.
Bowser's Fury[]
When you land on this board space, pick up only the top “Bowser’s Fury” card and do on what it says. After performing an action in that card, place it facedown on the bottom of the “Bowser’s Fury” card draw deck.
- If you pick up the “Get Out of Jail Free” card, do not put it back but keep it for good use.
Most “Bowser’s Fury” cards are harmful, so they are a lot like “Chance” cards.
- Many of them involve Bowser moving further.
- However, some of the “Bowser’s Fury” cards can somewhat be beneficial if you have favorable situations.
There are 3 such spaces, and they are all in-between the locations of a same color.
- Interestingly, this is the exact same number of spaces as the number of “Chance” board spaces in regular Monopoly.
Jail[]
There are 4 ways to go to Jail:
- You land on the “Go to Jail” corner space.
- You get a Bowser’s Fury card saying “Go to Jail. Go directly to Jail. Do not pass GO. Do not collect 2 coins.”.
- You roll doubles 3 times in a row. Do not move on your third time; instead, go directly to Jail.
- This way is exclusive to this edition. If a player lands on Bowser or if Bowser lands on that player, that player is the team leader. They will select another player to battle Bowser together as a team. If a team rolls a 6 or less, that team loses and Bowser wins. Only the team leader goes directly to Jail for being defeated by Bowser in a battle.
- The other player (who is selected by the team leader) will stay on where he/she is, so he/she does not go to Jail.
While in Jail, you CAN still collect rent, getting locations to continue from GAME OVER, bid during auctions, and making deals & trades. Also, Bowser cannot battle you (he lands in “Just Visiting”) and cannot attack you (to lose 1 coin).
- You can still be selected as an assistant by a team leader to take on Bowser in a battle.
You get out of Jail in any of these 3 ways:
- a) Pay 1 coin. Then, roll and move as normal.
- You get out of Jail before Bowser moves. However, he will move first before you move out of the “Just Visiting” area.
- Therefore, it is possible for Bowser to attack you or to battle you.
- If you roll doubles after paying a fine, you can take another turn.
- You get out of Jail before Bowser moves. However, he will move first before you move out of the “Just Visiting” area.
- b) Use your “Get Out of Jail Free” card (or buy one from another player who has it). After using it, put it on the bottom of its corresponding card deck. Then, roll and move as normal.
- The rules about Bowser and rolling doubles (and taking another turn) are the same as in a).
- c) Roll the dice to attempt to roll doubles. Rolling doubles will get out of Jail for free.
- If successful, you get out for free. However, you move according to your roll (do not roll again). Even though you roll doubles, you cannot take another turn.
- You have 3 attempts to roll doubles. If you fail on your 3rd try, you pay 1 coin and you use your last roll to move.
- Although you fail to roll doubles, Bowser will move anyway (only on the black die).
- Bowser will move first before you get out of Jail (by successfully rolling doubles or by failing on a 3rd try). It is unlike a) or b).
Deals & Trades[]
A player can buy, sell, or trade a location(s) for other location(s), coins, and/or “Get Out of Jail Free” card(s) from another player. Players involving in a deal can agree, disagree, or alter a deal.
- A location currently in “GAME OVER” is still in “GAME OVER” when going to a new owner. When it is a new owner’s turn, they can continue that location by paying 1 coin.
Debt & Bankruptcy[]
If you are in debt (having less money than a required payment to pay), you can sell any of your locations to the Bank for the cost price (shown on the board). Then, you can pay to clear your debt.
If you are still in debt (especially after you sell all of your previously-owned locations), then you are bankrupt and you are out of the game.
- Even though you can sell enough locations to clear your debt, you can “give up” and declare bankruptcy to end playing the game.
If you are bankrupt and owe to a player, give all of your locations (if any) and “Get Out of Jail Free” cards to that player.
If you are bankrupt and owe to the Bank, return all of your locations (if any) to the Bank and put “Get Out of Jail Free” cards into their corresponding card decks.
Locations that are in GAME OVER while given up by a bankrupted player will remain in GAME OVER until a new owner will continue a newly-obtained location.
End of the Game[]
There are two ways for a game to ultimately end.
A) One player is left standing after all the other players have been bankrupt.
- This is the same as an exact goal in regular Monopoly.
- Because of the small values in coins in this Monopoly edition, it is easier to bankrupt a player(s) (or to be bankrupted) quickly.
- This is the happy ending because the winner is the hero in Mushroom Kingdom.
B) Bowser puts all 16 locations on GAME OVER.
- This ending is unique to this Monopoly edition.
- This is the bad ending to all players played.
- Bowser will ruin the Mushroom Kingdom and will make this wasteland his own.
- This is preventable by a player owning a color set.
- Bowser cannot turn a location in a complete color set to GAME OVER.
